⸻ The straight answer
How we help people buy and borrow in Tower Hamlets
We arrange mortgages for landlords, homeowners and business owners across Tower Hamlets, from a first buy to let in Bow to a remortgage on a riverside flat. As a mortgage broker in Tower Hamlets, we compare lenders for you, check which ones will accept the property and your income, and recommend one option in writing with the full cost set out.
It starts with a free call or a visit to our Limehouse office. We ask about your plans, your income and anything in your credit history worth knowing. If a mortgage makes sense, we collect the documents, submit the case and chase the lender, valuer and solicitor until you complete.
⸻ The local picture
The Tower Hamlets property market and your mortgage
Tower Hamlets has three very different kinds of property, and lenders treat each one differently. The right lender depends on the building as much as on you.

New build and high rise
Around Canary Wharf and the Isle of Dogs in E14, most homes are new build flats in towers. Some lenders cap the loan on new build, some limit the floor level, and many ask for an EWS1 form on taller blocks. Near Canary Wharf and South Quay stations, the building often decides the lender before your income does.
Ex local authority flats
Poplar, Stepney and parts of Bethnal Green have a large share of ex local authority flats. Deck access, concrete construction and a high share of council owned flats in the block can all narrow the choice of lender. We check these before a valuation is booked, not after.
Victorian terraces and conversions
Bow in E3, the streets around Roman Road and Mile End have period houses, many split into flats. Short leases, flying freeholds and conservation area rules come up often. They rarely stop a mortgage, but they do change which lenders will look at it.
Leases and service charges
Most flats in Tower Hamlets are leasehold. Lenders check the lease length, the ground rent and the service charge, and some decline leases under 80 years or ground rents that rise sharply. High service charges on towers around Canary Wharf can also reduce what a buy to let lender will offer, because some include them in the rental calculation.

⸻ Local market insight
The Tower Hamlets rental market in figures
Tower Hamlets rents are high by East London standards, which is why the rental stress test decides most buy to let cases here. The average monthly rent in the borough was [£ figure], reported by [source], [month year], and gross yields were around [% figure] on the same basis.
Yields are lower than in parts of Barking and Dagenham because purchase prices are higher. That gap matters. Lenders size a buy to let loan on rent, so a lower yield means the same rent supports a smaller loan. Whether you are a basic rate taxpayer, a higher rate taxpayer or a limited company changes the result again.
Figures differ across the borough. New build flats near Canary Wharf tend to let quickly to professionals but carry higher service charges, while ex local authority flats in Poplar often show higher yields at lower prices. These are reported figures, not a forecast, and we refresh them every six months.

⸻How it works
Six steps from first call to completion
Most residential cases move from first conversation to formal offer in three to five weeks. Bridging can complete far quicker where the lender and solicitor allow.
01
First conversation
A free call or meeting to understand what you want to do, your income and any credit history worth knowing about.
02
Research
We search the lender panel and compare criteria, rates and fees against your circumstances rather than a general profile.
03
Recommendation
You get a clear written recommendation, the reasons behind it, and the total cost including any fees.
04
Application
We package the documents and submit the case, then chase the lender and valuer so you are not doing it.
05
Offer
Formal mortgage offer issued. We check the terms with you and liaise with your solicitor through to exchange.
06
Completion and beyond
Keys in hand, and we diarise your rate end date so we can review the market with you before it expires.

Common questions
Questions we are asked before the first appointment
If your question is not here, call the office and ask. There is no charge for a conversation.
Do you charge for mortgage advice?
The first conversation is always free. Where a fee applies we tell you the exact amount before you apply, and we explain what it covers. Many of our cases are paid by lender commission alone.
Are you tied to certain lenders?
No. We are a whole of market brokerage with access to around 500 lenders, including specialist lenders that do not deal with the public directly. We recommend on suitability, not on who pays us most
How long does a mortgage application take?
A straightforward residential case usually reaches formal offer in three to five weeks. Complex cases, adverse credit and limited company buy to let can take longer. Bridging finance can complete in a matter of days where the solicitor moves quickly.
Can you help if I have had credit problems?
Often yes. Defaults, missed payments and CCJs do not automatically rule you out. What matters is how recent they are, how large they were and whether they are satisfied. Send us the detail and we will tell you honestly where you stand.
Do I need to come to the Limehouse office?
Only if you want to. Many clients prefer to meet face to face and we are happy to book an appointment, but everything can be handled by phone, email and video call.
What documents will I need?
Usually photo identification, proof of address, three months of bank statements and either three months of payslips or two to three years of accounts if you are self employed. We send a checklist after the first call.
